Property Manager
Location: HA6 Area
Salary: A£30,000 - A£35,000 per year
Hours: Monday to Friday, 9am - 6pm, plus every other Saturday, 9am - 3pm (day off in lieu)
Our client is a growing, market-leading independent estate agency seeking a highly organised and proactive Property Manager to join the team in the HA6 area.
The Role
* Manage lettings administration, from referencing through to move-in.
* Act as the main point of contact for landlords and tenants.
* Keep the CRM system up to date with all tenancy and property communications.
* Notify utility companies and local authorities of tenancy changes, including meter readings.
* Schedule inspections, check-ins, and check-outs.
* Handle tenant maintenance queries, liaising with landlords and contractors.
* Raise, monitor, and approve contractor work orders and invoices.
* Oversee compliance tasks (Gas Safety, EPC, EICR, etc.).
* Monitor rent arrears and follow arrears procedures.
* Manage the deposit return process and liaise between landlords and tenants.
* Prepare documentation for potential court cases.
* Respond professionally to landlord and tenant complaints.
Skills and Qualifications
* Previous property management/lettings experience preferred.
* Strong administrative and multitasking skills.
* A "can-do" attitude with the ability to work independently and within a team.
* Excellent communication skills, both written and verbal.
* Detail-oriented, organised, and able to work well under pressure.
